Rental Qualifications

  • Combined verifiable gross income must be at least 2.5Ă— the monthly rent.Include all lawful, verifiable sources: W-2 wages, self-employment, Social Security, VA benefits, Section 8, pensions, etc.)
  • Minimum 2 years of verifiable employment history in current position or within the same industry.
  • Good credit history required
  • No negative rental history in the last 12 months (evictions, lease violations, unpaid rent, etc.)
  • Positive rental payment history (Bank statements showing consistent rent payments, Cancelled checks payable to the landlord, Signed letters or reference statements from previous or current landlords, Copies of past lease agreements that reflect on-time payments)
  • Acceptable debt-to-income ratio
  • 2 – 5 years positive rental history
  • No bankruptcies or judgments
  • Renter’s insurance required
  • Credit Evaluation: We evaluate credit history rather than relying solely on FICO scores. This includes payment history, past due accounts, collections, charge-offs, and any financial judgments. Strong rental and financial responsibility are more important than a specific credit score.
  • Credit History Standards: Unacceptable credit history may include:
    • More than 8 “past due” accounts within the last 12 months
    • Any account currently “in collection” with a balance of $300 or more (within the past 3 years)
    • Any “charged off” account of $300 or more (within the past 3 years)
  • Credit reports are evaluated with income, rental history, and other relevant factors. Exceptions may be considered.
  • No smoking allowed anywhere on the premises.

Required Documents (Per Adult Applicant)

  • Government-issued valid photo ID
  • Social Security Card Number Only
  • 2–4 months of recent pay stubs
  • 2–4 months of bank statements
  • 1099-MISC / W-2 forms (upon request)
  • 1–2 years of tax returns (upon request)
  • Any documents validating income (W-2, 1099, Section 8, VA, SSI, etc.)
